LUA Project Update | Beachfront Residence

LUA is currently working on an extensive remodel at this beautiful beachfront location. This 6,000 square foot project is designed by Los Angeles based Architects, Choate Associates, and Interior Design by Los Angeles based Schuyler Samperton

Most of the original 2,000 square foot dilapidated beach house was removed and anything that remained has been completely re-done. The main interior living space now has an even more extensive ocean view with an 18 foot wide pocketing sliding door. The interiors are detailed with wood paneling, custom cabinetry, wide plank oak flooring, slab marbles, carefully selected tiles and custom designed light fixtures. Many of the interior finishes are sourced from manufacturers such as Waterworks and The Nanz Company. The exterior cedar shingle siding, slate roofing, copper elements and Ipe decking all work really well together to create a beautiful exterior palate. The exterior spaces are designed to take full advantage of the beach front location with expansive decks that hold plenty of room for outdoor dining, entertaining or simply enjoying the sunshine.




The entire project team has been a pleasure to work with and we are very much looking forward to the final stages of the project. At LUA, we work closely with our Clients in order to ensure that the entire construction process runs smoothly and everything is done in a timely manner. We are excited to hand over the keys to our Clients so that they can enjoy their beautiful new home.

Contemporary Estate

LUA recently completed this 9,000 sf sleek contemporary project designed by Blackbird Architects. The original 5,000 square foot residence built in 1948, was extensively remodeled and many parts removed to allow the addition of 4,000 square feet. The estate now features detached structures including guest house and cabana which flow onto the pool area with unobstructed ocean views. The floor plan is open and free flowing with large walls of glass that capture views. The landscape was designed by VanAtta Associates who created an elegant living environment in harmony with nature. Some noteworthy features include structures with roof gardens and a koi pond that appears to flow into the main living area. This successful project was made possible by the collaborative efforts of the homeowner, design team, builder and consultants.

Completed Residence | Lemon Ranch, Birnam Wood

Since 1980, LUA Inc. has built and remodeled several homes in the prestigious community of Birnam Wood. LUA continues to provide discerning clients with successful projects that are pleasing to the homeowner and intimate community of Birnam Wood.

Designed by Offenhauser Associates Inc., this meticulously built residence sits within the prestigious Birnam Wood community. This traditional and elegant home offers spectacular mountain and golf course views from its expansive 5,500 square feet of living space. Noteworthy features include; custom wood doors and windows, custom steel windows, imported french limestone used for wall cladding and flooring, french oak hardwood flooring, venetian plaster at interior walls, reclaimed fireplace surrounds, and antique fixtures throughout.

Pre-construction | Under design

During the pre-construction process, a project team is formed that is built on the collaborative efforts of the client, design team and builder. LUA will work in conjuction with all team members to perform a thorough site study, review and comment on construction plans and details, and develop preliminary construction budgets. Preliminary budgets will include value engineering suggestions that offer cost savings ideas for review and consideration of the team. In addition to accurate budget planning, LUA will develop a construction timeline in the pre-construction phase detailing the primary construction activities and durations. This early-stage planning enables LUA to anticipate staging concerns and long lead times, and results in a smooth and timely construction process. Finally, LUA collaborates with designers and expert subcontractors to provide green building recommendations that are specific to each project.

Green Building | Modern Montecito

LUA recently completed this 3,200 sf sleek contemporary home in Montecito with some great green building elements. DesignARC was the architect, and our client was the interior designer. The home integrates a full array of solar panels, high efficiency heating and air conditioning units, high R-value insulation and door/window glazing, along with many responsibly sourced materials. The landscape was designed by Jessica Harlin of Barefoot Design and is mostly drought tolerant, and mindful of the high-fire area where this home is located. The LouvreTec shading system designed for the south terrace serves to shield the home from the heat of the sun in the summer months, and the operable louvre blades open to allow the warmth of the sun to heat the house in cooler winter months.

This project also features a bocce ball court, integral color concrete driveway, Ipe wood siding and trellises, white oak wood flooring, hand formed micro-bevel interior plaster corners, custom slot HVAC registers in the main living spaces, Miele appliances, custom cabinetry, and a wireless lighting controls system.

LUA | Modern Beach House

Sophisticated modern beach house designed by AB design studio inc. and interior design by Barry Winick, this successful project was made possible by the collaborative efforts of the client, design team, and LUA.

Located on one of the most desirable beaches in the world, we were dedicated to working closely with the design team and homeowner to efficiently execute the construction of this unique residence. With very close proximity to neighbors and the ocean's tide, careful consideration to all items involved proved to be critical to the success of this project. The structure was primarily concrete with minimal wood framing at interior walls and upper roof systems. A curved concrete floor system divides the two floors providing structural support of glass and integrated materials. Large lift and slide doors open the house from wall to wall, providing seamless transition from interior living space to sand.

Historical Renovation

LUA is working with Danny Longwill of Two Trees Architects, and Elizabeth Dinkel Design on this extensive historical renovation in Montecito. The house, built in the 1930’s, consists of about 7,800 sf and will be remodeled to bring it back to its original design intent. The work includes all new mechanical, plumbing, and electric systems including an extensive smart house and audio visual system throughout the project. LUA is working with specialist tradespeople to retain existing materials and replicate original details.

Hope Ranch Estate | In Progress

After taking the original residence down to its basic frame, the residence was rebuilt with significant alterations to the architectural style, second floor addition, and new detached structures. The residence now features a second floor with enhanced views of the Santa Barbara foothills and pacific ocean.  Detached structures include a pool cabana and guest house, using green roof systems to blend structures into the hillside.

LUA Project | "Another 100 of the World's Best Houses"

Spotted! LUA's Montecito Modern residence featured in "Another 100 of the World's Best Houses."

The residence and guest house are situated in the gently sloping foothills of Montecito, California, enjoying panoramic views of the Santa Barbara Harbor, the Pacific Ocean, and surrounding mountains. The irregular shaped site affords many views and privacy to the interior spaces. Introducing the structures into the pan and disturbing the natural landscape as little as possible were the most critical aspects of the design plan.

A serpentine driveway and garden wall lead from the street entry gate to the motor court at the front of the main house, which is a two-story contemporary villa with extensive terraces and lawns for relaxed indoor and outdoor living. A 50-foot bridge links the infinity pool and spa terrace of the main house, through a canopy of oak trees. The two-story residence features full-height windows and a curved bay window that provide wonderful light and filtered views through the trees of the ocean horizon. -Cynthia Reschke, Pacific Houses

Modern Dwell - Final Phase!

Modern 3,200 sf residence in Montecito with design by DesignARC. LUA was involved during pre-construction assembling the construction team and working to achieve the owner's goals. Special features; rift cut white oak cabinetry with dark stain, various natural stone countertops and full height quartz stone back splashes, bleached oak wood flooring, portuguese limestone exterior flatwork, ipe and structural i-beam trellises with LouvreTec operable shading system, RadioRA lighting controls, and Sonos audio systems.
